The owners of Casa Bello have completed a good portion of required major restoration works. Some of that work remains to complete, but this is nothing like a house needing full restoration. Note, too, that the owners have all documentation that shows works already completed. What remains at Casa Bello is the final bit of structural work and all the “fun stuff”, that involves deciding on final room divisions and sizes, bathroom designs and tiles, floor tiles and kitchen design. That means the costs and time required to finish Casa Bello will be less than with a house that’s not quite so far along in the restoration process.

The main house at Casa Bello has a most appealing form…it has three distinct sections, much more original and interesting than those boxy restorations you see everywhere. Casa Bello’s exterior, currently rendered in plaster, would be restored to expose all the old brick, giving the exterior a rich texture that will pick up all the highlights in the brick as the sun passes overhead.
At 240m2 Casa Bello has all the volume you’ll need for a comfortable 3-4-bedroom house. The layout at Casa Bello is already taking shape and will be terrific. The ground floor, already a sort of open-plan, will have a large archway separating kitchen and dining room and a 2.5-3.0m “French door” in the living room that faces the sea view. There is ample room for a ground floor bathroom, larder/pantry and laundry room. Moving upstairs, the house can be done either as a 3-bedroom layout or 4-bedroom layout. In the 3-bedroom option, all three bedrooms would be ensuite!  All bedrooms have great views.

The sea views are terrific, and if that weren’t enough off to the back of the house the entire Sibillini Mountain chain is visible in the distance. We cannot overemphasize how rare it is to have a house with views of the Adriatic Sea along with the Sibillini Mountains. In addition, the hill-top town of Morrovalle is visible as are rolling hills, sunflowers, olive groves and grapevines. It’s got all Le Marche just outside the window!

Moving outside at Casa Bello you’ll enjoy the full hectare of land…that’s a one hectare plot that is all usable…that much land, this close to the coast, is a rarity. The plot has fig trees and olive trees. The plot is sunny, pleasant and peaceful…it’s ideal for a pool. Also on the plot are two outbuildings to restore, easily providing more than 50m2 of buildable volume for you to use as you like. You could build a self-contained apartment and use the house for a rental business or B&B, for example. Access to Casa Bello is good, via a town-maintained road. Importantly, power and water already run to the house, saving you real money.

The bustling coastal city of Civitanova Marche is just down the road, with hundreds of shops, restaurants, services and big shopping malls, as well as its beaches. Provincial capital Macerata is easily reached. Note that multiple Adriatic beaches are under 15 minutes from Casa Bello…the Ancona Airport is 35-40 minutes away and you can even ski in the mountains, just 50 minutes away.
